Closing & funding

Vermont strongly favors an attorney to examine title and conduct the refinance closing. Closings are wet, with funds wired at signing and held through the rescission window.

Spousal signing

On a Vermont homestead, both spouses must execute the mortgage (27 VSA 141); a non-titled spouse joins to subordinate the homestead. Your title underwriter confirms vesting.

Taxes on a refinance

Vermont does not impose a special note or mortgage tax on a refinance. Expect recording fees only, since a refinance does not create a new deed transfer.

Cash-out & rules

Cash-out loan-to-value follows investor and agency guidelines, not a state cap. Vermont issues a high-point or high-rate notice on qualifying loans.

Good to know

Vermont bans prepayment penalties on standard first-lien residential loans and bans e-signatures on closing documents, which prevents a full remote e-close even where remote notarization is otherwise allowed. Foreclosure can be strict if the home is underwater.
