Should I refinance my mortgage, or leave it alone?

Should I refinance comes down to one test: will your savings outweigh the cost of the new loan before you would realistically sell or pay it off? Refinancing is not automatically good or bad. It is a math problem with a few honest inputs, and the answer is different for every homeowner. 1. Break-even on costs

Divide your closing costs by your monthly savings. That is how many months it takes to come out ahead. Past that point, you save.

2. How long you will stay

If you may sell or pay off before the break-even point, the refinance may cost more than it saves. Be honest about your timeline.

3. Your rate and term goal

Are you trying to lower the payment, pay off faster, or leave an adjustable rate? Each goal changes which refinance fits.

4. Cash-out needs

If you want to tap equity for renovations or to consolidate high-interest debt, that is a different calculation with its own tradeoffs.

5. Credit and equity

Your credit profile and how much equity you hold shape the terms you can qualify for. Both are worth a quick honest look.

How do I know if I should refinance?

Compare your savings against the cost of the new loan. Find your break-even point by dividing closing costs by monthly savings, then ask whether you will keep the home past that point. If you will, refinancing usually makes sense. We run this math with you in writing.

What is a refinance break-even point?

It is the number of months it takes for your monthly savings to cover what the refinance costs. Divide your closing costs by your monthly savings to find it. Stay in the home past that point and you come out ahead.

Does asking whether I should refinance cost anything or hurt my credit?

No. A refinance review with us is free and does not require a credit pull. A formal application later includes a credit check, which can cause a small, temporary dip that most borrowers recover from quickly.

When should I not refinance?

Skip or wait if you expect to sell before the break-even point, if your costs outweigh your savings, if you have very little equity, or if you do not have a clear rate, term, or cash-out goal. We will tell you honestly when waiting is the smarter move.

Should I refinance just to take cash out?
