Why do closing costs differ so much by state?

Government taxes are the big swing. Florida charges a documentary stamp tax plus an intangible tax, Georgia has an intangible recording tax, Virginia has a recordation tax, and Alabama has a mortgage recording tax, while several states have none. We calculate the right ones for your state.

Are the lender fees really zero?
