What is a VA IRRRL?

A VA IRRRL, short for Interest Rate Reduction Refinance Loan, is the VA streamline refinance. It is designed to refinance one VA loan into another with less paperwork and, in many cases, no new appraisal. You must already have a VA loan to use it, and it does not let you take cash out at closing. The goal is simpler: move to a lower rate or a more stable payment with a faster, lighter process.

The IRRRL refinances an existing VA loan into a new VA loan, so prior VA eligibility carries through.

Less paperwork

Streamlined documentation means many borrowers skip the full income and asset review of a standard refinance.

No cash out

An IRRRL is for rate or term improvement only. If you want equity in hand, that is a cash-out refinance.

A VA cash-out refinance replaces your current mortgage with a new VA loan and lets you take a portion of your home equity as cash at closing. Unlike the IRRRL, it accepts a non-VA starting loan, so eligible veterans can refinance a conventional or FHA loan into a VA loan. Because cash is involved, it uses full underwriting and generally requires an appraisal to confirm your home value.
