What is PMI, and why are you paying it?

Private mortgage insurance, or PMI, is a monthly charge lenders add when your down payment on a conventional loan is below 20 percent. It protects the lender if you stop paying, and it does nothing for you except let you buy sooner. FHA loans carry a similar charge called the mortgage insurance premium, or MIP. The good news on how to remove PMI is that it is not permanent. Once you build enough equity, or change loans, the charge can come off, and that frees up real monthly cash flow.
