How to read a quote
What you are looking at
The $0 loan costs option
The lowest rate where the lender credit covers our compensation and the lender fees, so you pay no lender or broker charges. Third-party costs such as title, appraisal and recording, plus prepaid interest and escrow, are separate.
The 1-point option
You pay one discount point, 1% of the loan amount, for a lower rate. Whether that pays off depends on how long you keep the loan. Run the break-even math before you choose it.
APR and the rate sheet date
Every quote shows its APR and the date of the lender rate sheet it came from. Pricing changes every business day, and no rate is locked until you apply and lock it.
The fine print
What the estimate assumes
Each quote is built from the property value, loan amount, credit score, state, occupancy and property type you enter. VA, FHA and USDA quotes assume a single-family primary home. Your final rate depends on full underwriting, and an estimate here is not a Loan Estimate or a commitment to lend.
Quotes are available in the states where Home Loans Inc is licensed: South Carolina, North Carolina, Virginia, West Virginia, Georgia, Florida, Alabama, Mississippi, Iowa and Wyoming. Live somewhere else? Find your state to join the waitlist.

VA cash-out rate FAQ
Is the VA funding fee included in the APR?
Yes. The APR on a VA cash-out quote includes the funding fee, which is 2.15% of the loan amount on first use and 3.3% on later use. Veterans who receive VA disability compensation are exempt, so their APR will be lower than the one shown.
Should I use a VA cash-out or a VA IRRRL?
An IRRRL only lowers the rate on an existing VA loan, with less paperwork and a 0.5% funding fee. A cash-out refinance lets you take equity out or refinance a non-VA loan into VA. See the side-by-side comparison.
Does a VA cash-out refinance need an appraisal?
Yes. A VA cash-out refinance requires a VA appraisal, and the appraised value sets how much you can borrow.
Is the rate I see locked?
No. It is an estimate for the scenario you entered. A rate is locked only after you apply, we verify your details, and the lender confirms the lock.
