Refinancing in Oregon: what to know

Closing & funding

Oregon is an escrow state with dry funding: documents sign and record first, and funds disburse afterward. On a primary residence the federal three-day right to cancel also applies.

Spousal signing

Oregon abolished dower and curtesy, so a non-titled spouse generally does not have to sign the refinance. The homestead here is a creditor exemption, not a signing rule. Confirm vesting with the title company.

Taxes on a refinance

Oregon imposes no state mortgage or refinance tax on the loan; expect standard recording fees only.

Cash-out & consumer protections

Cash-out limits follow investor and agency guidelines, not a state cap. Oregon does not layer a stricter high-cost statute on top of federal rules and addresses prepayment by statute.

Good to know

Oregon uses non-judicial foreclosure. Prepayment terms follow your note and federal limits; most current first-lien refinances are penalty-free.
