Non-QM rate FAQ
What is a non-QM loan?
A non-QM loan is a mortgage that does not follow the standard qualified-mortgage income rules. Investors can qualify on the rent a property earns (DSCR), and self-employed borrowers can qualify on bank deposits instead of tax returns.
Why are non-QM rates higher than conventional rates?
Non-QM lenders take on loans that agency guidelines do not cover, so they price in more risk. Credit score, loan-to-value and, for DSCR loans, how well the rent covers the payment all move the rate.
Is the rate I see locked?
No. It is indicative wholesale pricing for the scenario you entered. A rate is locked only after you apply, the file is underwritten, and the lender confirms the lock.
