Refinancing in Minnesota: what to know

Closing & funding

Minnesota refinances are closed by a licensed closing agent or title company; no attorney is mandated. Minnesota is a wet-funding state, so funds are generally available at signing, subject to the federal right-to-cancel window.

Spousal signing

Minnesota is a homestead-joinder state. On a homestead refinance both spouses generally must sign, even if only one is on title; the purchase-money exception does not extend to a refinance.

Taxes on a refinance

Minnesota charges a Mortgage Registry Tax of 0.23 percent (about two dollars and thirty cents per thousand). On a standard payoff-and-replace refinance this applies to the full new loan amount, not just new money.

Cash-out & rules

Outside of Texas, cash-out limits follow investor and agency overlays rather than a state cap. Minnesota also caps financed fees at five percent and requires a read-aloud prepayment disclosure. Subject to eligibility and lender guidelines.

Good to know

Minnesota uses non-judicial foreclosure by advertisement. Minnesota has no carry-over device to reduce the registry tax, so a normal refinance re-pays the tax on the full new loan.
