Closing & funding
Michigan refinances are closed by title companies; no attorney is required. Michigan is a wet-funding state, so funds are generally available at signing, subject to the federal right-to-cancel window.
Spousal signing
On a principal residence, a non-borrowing spouse generally signs the Michigan mortgage and the right-to-cancel notice. Dower was abolished in 2017, but the homestead-joinder practice on the marital home remains.
Taxes on a refinance
Michigan does not impose a mortgage recording tax on a refinance, which carries flat recording fees (commonly about thirty dollars per document).
Cash-out & rules
Outside of Texas, cash-out limits follow investor and agency overlays rather than a state cap, so your loan-to-value depends on the program. Subject to eligibility and lender guidelines.
Good to know
Michigan uses non-judicial foreclosure by advertisement. Any prepayment penalty is limited (commonly one percent within three years). A refinance with no title change does not by itself trigger a property-tax uncapping.
