Closing & funding
Iowa refinances are wet-funded, with funds generally available at signing subject to the federal right-to-cancel window. Iowa does not allow private title insurance: title protection runs through Iowa Title Guaranty, and an attorney title opinion is part of the process even on a refinance.
Spousal signing
Iowa is a homestead-joinder state. If the home is a marital homestead, your spouse generally must execute the mortgage even if only one spouse is on title, or the lien on the homestead can be invalid.
Taxes on a refinance
Iowa does not impose a mortgage recording tax, so a refinance carries flat recording fees. There is also no private title insurance premium; Iowa Title Guaranty charges a flat lender fee instead.
