Refinancing in Florida: what to know
Quick, plain-language notes on how a refinance actually works in Florida. Subject to eligibility and lender guidelines.
Closing & funding
Title/escrow state: title and escrow companies handle nearly all refinances. Wet funding.
Spousal signing
Yes. On a Florida homestead both spouses must sign the mortgage even if only one is on title (Fla. Const. Art. X-4(c); Fla. Stat. 689.111).
Taxes on a refinance
Florida charges documentary stamp tax of $0.35 per $100 on the note plus a nonrecurring intangible tax of $2 per $1,000 on the mortgage. A refinance is exempt up to the prior unpaid principal, so tax applies only to new money.
Cash-out & rules
Standard cash-out (limits set by your loan program). Florida's Fair Lending Act adds a 3-day pre-consummation disclosure on covered loans.
Good to know
Foreclosure is judicial. Title-insurance reissue discounts apply on a refinance within 3 years. Remote online notarization (RON) is available. A refinance with no title change does not trigger a property-tax reassessment (Save Our Homes).
General information, not legal or tax advice. Confirm specifics with your closing attorney or title company.

Florida Mortgage Refinance, explained for Florida homeowners
A Florida mortgage refinance replaces your current home loan with a new one, ideally on better terms. Florida homeowners refinance for the same reasons as anyone else - to lower a monthly payment, shorten the term, move out of an adjustable rate, or pull equity out as cash - but local factors like homeowners and flood insurance, rising property values along the coast, and homestead rules can change the math. We help you check whether a Florida mortgage refinance actually saves you money before you commit to anything, with no credit pull to get started.

The honest test
How do I know if refinancing is worth it?
It is worth it when your savings beat your costs before you would realistically sell or pay off the home. Find your break-even point: divide what the refinance costs by how much you save each month, and that is how many months it takes to come out ahead. If you will keep the loan well past that point, refinancing usually makes sense. We run this math with you, in writing, with no credit pull required to get started.
Lower the payment
A meaningful drop in your rate can free up real monthly cash flow.
Shorten the term
Moving to a shorter term can save substantial interest over the life of the loan.
Stop an ARM reset
Lock predictable payments before an adjustable rate moves against you.

Florida closing costs
What goes into Florida refinance closing costs?
Closing costs on a Florida refinance typically include lender, title, appraisal, and recording charges, plus Florida's documentary stamp tax and intangible tax on the new mortgage, which are state-specific line items many borrowers do not expect. Insurance escrows can also run higher in coastal and flood-prone areas. We lay out every line item in writing and show you the break-even point so you can decide with real numbers, not estimates pulled from thin air.

Questions
Refinance FAQ
How soon can I refinance my mortgage in Florida?
It depends on your current loan type and lender seasoning rules, but many Florida homeowners can refinance within a few months of their last closing. We check your specific situation before you spend a dollar.
Does a Florida refinance hurt my credit?
Getting an estimate from us does not require a credit pull. A formal application includes a credit check, which can cause a small, temporary dip that most borrowers recover from quickly.
What does it cost to refinance a home in Florida?
A Florida refinance has closing costs like any mortgage, including state documentary stamp and intangible taxes on the new loan. The right question is whether your monthly savings outearn those costs before you would sell or pay off the loan. We put that break-even math in writing for you.
Can I take cash out when I refinance in Florida?
Yes. A cash-out refinance lets you turn Florida home equity into cash in a single new loan. See our cash-out refinance page for how it works.
Do I have to refinance with my current Florida lender?
No. You can refinance with any qualified lender. As a broker we shop wholesale lenders so you are not limited to your current servicer's offer.
Does Home Loans Inc handle refinances across Florida?
Yes. We work with homeowners throughout Florida and you deal directly with broker Jason Sharon, not a call center.
