Closing & funding
Utah is an escrow state; a title or escrow company closes the refinance. Utah follows a good-funds regime that behaves like dry funding, so recording and disbursement can lag signing.
Spousal signing
Utah is common-law. A non-titled spouse generally does not have to sign a refinance; homestead here is a claimable exemption rather than a forced-joinder rule. Confirm vesting with your title underwriter.
Taxes on a refinance
Utah does not impose a special tax on a refinance. Expect recording fees only, since a refinance does not create a new deed transfer.
