Taxes on a refinance

Florida charges documentary stamp tax of $0.35 per $100 on the note plus a nonrecurring intangible tax of $2 per $1,000 on the mortgage. A refinance is exempt up to the prior unpaid principal, so tax applies only to new money.

Standard cash-out (limits set by your loan program). Florida's Fair Lending Act adds a 3-day pre-consummation disclosure on covered loans.

Foreclosure is judicial. Title-insurance reissue discounts apply on a refinance within 3 years. Remote online notarization (RON) is available. A refinance with no title change does not trigger a property-tax reassessment (Save Our Homes).
