Refinancing your home in South Carolina

A South Carolina mortgage refinance replaces your current home loan with a new one, ideally on better terms, and the math only works when your long-term savings outweigh the cost of the new loan. From the Lowcountry and Charleston to the Midlands and the Upstate, homeowners across South Carolina refinance for different reasons, and the right answer depends on your goal and how long you plan to keep the home.

South Carolina has seen steady population growth and active housing demand across its coastal and inland markets, which means many homeowners have built meaningful equity over the years. That equity, paired with your goal, shapes whether a rate-and-term, cash-out, or streamline refinance is the better path. As a veteran-owned broker based in North Charleston, we know the South Carolina market and we work the numbers with you, in writing, before any credit pull.

Questions

South Carolina refinance FAQ

How do I refinance my mortgage in South Carolina?

Start by telling us your goal, and we run your break-even math with no credit pull to begin. As a broker licensed in South Carolina, we then shop wholesale lenders, lock your terms, and guide you through underwriting and closing.

What does it cost to refinance a home in South Carolina?

A South Carolina refinance has closing costs like any mortgage, which can include lender, title, recording, and state-related items. The right question is whether your monthly savings outearn those costs before you would sell or pay off the loan, and we put that math in writing for you.

Can South Carolina veterans use a VA IRRRL to refinance?

Many can. The VA IRRRL is a streamlined refinance for homeowners who already have a VA loan, and it often involves less paperwork. As a veteran-owned broker, we help South Carolina veterans see whether it fits. Refinancing your existing mortgage loan may reduce your monthly payment, but may result in higher total finance charges over the life of the loan.

Can I take cash out when I refinance in South Carolina?

Yes. A cash-out refinance lets South Carolina homeowners turn equity into cash in a single new loan. See our cash-out refinance page for how it works and what to consider.

How soon can I refinance my South Carolina home?

It depends on your current loan type and lender seasoning rules, but many homeowners can refinance within a few months of their last closing. We check your specific situation before you spend a dollar.

State details

Refinancing in South Carolina: what to know

Closing & funding

South Carolina requires an attorney to supervise the refinance from title work through closing (State v. Buyers Service). Closings are wet, with funds wired at signing and held through rescission.

Spousal signing

South Carolina abolished dower and curtesy in 1985. A non-titled spouse does not have to sign the mortgage on a refinance. Homestead here is a creditor and tax protection, not a signing requirement.

Taxes on a refinance

South Carolina does not impose a special tax on a refinance. Expect recording fees only, since a rate-and-term or cash-out refinance does not create a new deed transfer.

Cash-out & rules

Cash-out loan-to-value follows investor and agency guidelines, not a state cap. South Carolina does require pre-close housing counseling on high-cost loans, caps financed points at 2.5%, and applies a 42-month anti-flipping benefit test.

Good to know

South Carolina uses non-judicial foreclosure and is an attorney-closing state, which is why remote online notarization is not generally usable for a full refinance e-close here.

General information, not legal or tax advice. Confirm specifics with your closing attorney or title company.
