A streamline refinance is a lighter refinance offered on government-backed loans: the VA IRRRL, the FHA streamline, and the USDA streamline. It is built to lower your rate or payment with less documentation and, in many cases, no new appraisal. The tradeoff is that it keeps you in the same loan program and does not let you take cash out. You must already have the matching loan type to use it.
