Closing & funding
Missouri refinances are closed by a title or escrow company; no attorney is required. Missouri is a wet-funding state, so funds are generally available at signing, subject to the federal right-to-cancel window.
Spousal signing
In practice a non-borrowing spouse in Missouri signs the deed of trust or a marital-rights waiver, because inchoate marital rights can attach to the home.
Taxes on a refinance
Missouri does not impose a mortgage recording tax, so a refinance carries flat recording fees rather than a percentage-based tax.
Cash-out & rules
Outside of Texas, cash-out limits follow investor and agency overlays rather than a state cap. Missouri also caps origination at one percent on first mortgages, one of the strictest such limits. Subject to eligibility and lender guidelines.
Good to know
Missouri uses non-judicial foreclosure. Any prepayment penalty is capped and falls away after five years, and is generally not charged when you refinance with a different lender.
